SE8 has endless things to do from vibrant Deptford High Street with its three-times-a-week market and independent shops, bars and cafes, and the Albany Theatre with its impressive programme of cultural events, to the newly-developed Deptford Market Yard by Deptford High Street Station, and the studios and businesses in Artworks Creekside. On the rare occasion The Master Shipwright’s House of the former Deptford Royal Dockyard is open to the public, it is a must-see.
Development in recent years includes New Capital Quay, Kent Wharf, Union Wharf, Anthology Deptford Foundry, Greenland Place and Marine Wharf East – the latter two being within walking distance of both Surrey Quays (Overground) and Canada Water (Jubilee) Stations. Peaceful Deptford Park and its surrounding terraced period houses provide some welcome respite from the hustle and bustle of the area, as does Maritime Greenwich with its Royal Park.
The Timberyard will provide 1132 homes, green space, leisure amenities and workspace. The first phase, Cedarwood Square, is due for completion in Winter 2019/20.
Convoys Wharf will provide a seamless riverside connection between Surrey Quays and Greenwich by re-opening up a 500m disused part of the Deptford Thames Path through redeveloping a 16.6 hectare derelict brownfield site where Henry VIII founded Deptford Dockyard in 1513 – the most significant royal dockyard of the Tudor period, which remained one of the principal naval yards for 300 years. Up to 3500 new homes and other facilities will be provided.
Cycleway 4 will create a continuous segregated cycle route between Tower Bridge and Greenwich, and improve public spaces and facilities for people who are walking. Tooley Street and Jamaica Road sections are due to open in spring 2020.
Surrey Quays one-way system will be changed and Lower Road will become two way as part of the Rotherithe Movement Plan.
Bakerloo line extension along the Old Kent Road to Lewisham, via New Cross Gate, and connected development around the Old Kent Road and in New Cross.
New Bermondsey will redevelop a 30-acre industrial site in South Bermondsey (bordering Surrey Quays & New Cross), providing a new Overground station, over 2400 homes, extensive community facilities and upgraded public spaces, as well as an enhanced Millwall Football Club Stadium.
The 53-acre Canada Water Masterplan will bring exciting developments, with the first phase due to be complete by 2024. This initial stage will provide new civic space, a leisure centre, housing, retail and workspace to the west of the iconic library. The whole project will replace the current shopping centre, leisure park and old newspaper factory sites, and will create a new pedestrian heart to the area – seamlessly connecting the communities of Canada Water, Rotherhithe and Surrey Quays.
" I had an absolutely amazing experience with Urban Patchwork. Given how stressful real-estate can be, I couldn't have asked for a better agency to have been dealing with. Toby and the team were thorough professionals through out, ensuring the best interest of their clients at all times while providing excellent information and advice, making sure I was up to date with all my paperwork. They were attentive, responsive and helped in completing the process in quick time. I'm really grateful and would highly recommend them to anyone looking to buy, sell or rent property.. "

" I wanted to share my experience with Urban Patchwork, a rental agency I’ve been using for almost two years now. I continue to be enthralled with all aspects of the team! I can honestly say that I’ve never had a better experience with an estate agent. Toby, Tom, Paula, and Elizabeth are all absolute gems. They’re incredibly attentive, diligent, and proactive, which is a rare find in the London letting agent world. What really sets Urban Patchwork apart is their ‘family-like’ feel. They’re all so personable and willing to go the extra mile to help their clients. And the best part? They maintain incredibly high standards of excellence and professionalism "

" One of the best agents I have encountered. Wish i’d listed with Toby and the team before going onto Purplebricks. Toby really impressed me with his local knowledge, property understanding and genuine approach. We then worked with Tom on the finer details around the sale who was equally brilliant. Neither were salesy, which I liked and managed to sell our flat in one viewing. If you want a knowledgeable agent who knows their stuff about the local market, Urbanpatchwork is the one! "

" I cannot speak highly enough of Toby, Tom, and the team at Urban Patchwork. From my experience, their proficiency and dedication is unparalleled. We’ve bought and sold with them and only regret that we’re now out of their catchment area. But even that didn’t stop them being on hand to help after the sale and resale of our SE16 flat, they went above and beyond to advise us on our next purchase in an altogether different county! We are truly grateful. Do yourselves a favour, and go with Urban Patchwork! "

" We couldn’t be more impressed by Tom, Toby and the team at Urban Patchwork! Not only did they achieve above asking price offers, they did so before the property made it to Rightmove! They were proactive in ensuring a smooth transaction from viewing to completion. Tom went above and beyond to understand our property and get our buyer over the line, he worked out of hours and guided our first time buyers through the unfamiliar process. I honestly believe with another agent the sale would have fallen through. Thank you for your efforts, it’s greatly appreciated. "

" If Carlsberg made Estate Agents.... I can't recommend Urban Patchwork enough. They are simply the best property professionals I have ever used. Above and beyond is obviously their mantra, and they deliver on it consistently. They have been an absolute godsend, putting other agents I have worked with to shame. Do yourselves a favour, enlist Urban Patchwork for all your property needs, be that sales or rentals. "
