Upcoming investment

The 53-acre Canada Water Masterplan will bring exciting developments, with the first phase due to be complete by 2024. This initial stage will provide new civic space, a leisure centre, housing, retail and workspace to the west of the iconic library. The whole project will replace the current shopping centre, leisure park and old newspaper factory sites, and will create a new pedestrian heart to the area – seamlessly connecting the communities of Canada Water, Rotherhithe and Surrey Quays.

The multi-phased Sellar development around the east side of Canada Water Dock will provide over 1,000 new homes with a wide range of commercial, retail and leisure uses on site. This includes the new 100,000sqft flagship Decathlon store, which opened in 2018. The entire scheme is due to complete in 2024.

Cycleway 4 will create a continuous segregated cycle route between Tower Bridge and Greenwich, and improve public spaces and facilities for people who are walking. The plan is to finish the Tooley Street and Jamaica Road sections in spring 2020.

The planned redevelopment of the Bermondsey Biscuit Factory will provide over 1500 homes at a range of rents, in buildings of varying sizes across the neighbourhood, alongside a new secondary school facility, employment, cultural and retail spaces, knitted into the neighbourhood through a network of new landscaped spaces and convenient routes.

TFL are consulting on an enhanced ferry service better connecting the Rotherhithe peninsula to Canary Wharf.

Surrey Quays one-way system will be changed and Lower Road will become two way as part of the Rotherithe Movement Plan.

New Bermondsey will redevelop a 30-acre industrial site in South Bermondsey (bordering Surrey Quays & New Cross), providing a new Overground station, over 2400 homes, extensive community facilities and upgraded public spaces, as well as an enhanced Millwall Football Club Stadium.

The Bakerloo line extension along the Old Kent Road to Lewisham, via New Cross Gate, and connected development around the Old Kent Road and in New Cross.

The Timberyard in Deptford will provide 1132 homes, green space, leisure amenities and workspace. The first phase, Cedarwood Square, is due for completion in Winter 2019/20.

Convoys Wharf will provide a seamless riverside connection between Surrey Quays and Greenwich by re-opening up a 500m disused part of the Deptford Thames Path by redeveloping a 16.6 hectare derelict brownfield site where Henry VIII founded Deptford Dockyard in 1513 – the most significant royal dockyard of the Tudor period, which remained one of the principal naval yards for 300 years. Up to 3500 new homes and other facilities will be provided.

  • " A very refreshing change to deal with an estate/lettings agency that is so professional, organised, diligent, personable and knowledgeable. And not a pointy shoe or shiny suit in sight. The usual stereotypical estate agent persona doesn’t feature here, and what you get is an experience that is far better than with any other estate agent I’ve ever used… "

  • " I recently sold my apartment through Urban Patchwork, after initially listing it with an online agent that generated one viewing in three months. Within 48 hours with Urban Patchwork I had two viewings and within a week it was sold for full asking price. Toby and Tessa kept in weekly contact providing updates and working hard to ensure everything went smoothly… "

  • " The property had been on the market for 3 months with a typical local agent. Urban Patchwork let it within 10 days - down to better quality photos, promotional materials, and good interactions with potential tenants. And they provide free rent collection, which is a useful bonus. I like the fact that they are a social enterprise. Tessa & Toby are definitely a cut above the rest - friendly, professional, and good at what they do… "

  • " Exceptional service. When my flat became vacant it needed refurbishment. Toby helped me refine my specification of work needed, found excellent contractors and supervised the work. I was delighted with the result and appointed Toby to find me new tenants, now in occupation, and to manage the flat. His professionalism, knowledge of the industry and hard work impressed me and I would not hesitate to recommend him, Tessa and Urban Patchwork. This new agency has brought a breath of fresh air to the letting scene.. "
